This renovation project was split into two stages, with the first stage to include removal of external French doors to the rear and replace with a new window, blocking up the lower half of the opening.

Rendering the new block work and carrying out repairs as required to the existing render. The timbers to the gable above the first floor bay window were all to be removed and replaced with new timbers, with all timber to be painted and all render to be repaired and painted as required. Three windows above the front door were also to be removed and replaced with new Upvc windows due to being in poor condition and in urgent need of replacement.

The second stage of the renovation was to remove and replace all the remaining casement windows, bay windows and doors to the property, which totalled 6 bay windows, 14 casement windows and two new doors, with the new front door being a Rock, composite door.

Click to viewInternal Renovations, Windows Replaced & Moved, Stanley, Wakefield

This renovation project was to remove load bearing wall to a previous extension, remove the existing bathroom and install a new bathroom in the opposite corner of the room, with new electrics and radiators to the rooms as required.

The patio doors to the room were to be replaced with new 3m wide bi-fold doors and windows being blocked up to the old toilet and a smaller window installed to the new toilet area. All the windows to the property including the garage were to be replaced, with the one window over the garage being replaced with two windows. A new composite door was installed to the garage to the rear.

The timber floor to the main room was removed and insulated fitted between the floor joists before being re-boarded. New steps were also required to the rear outside the new bi-fold doors with the bi-fold doors being a lot wider than the previous patio doors. We were able to run the new waste services for the bathroom under the floor boards to the rear and connect into the exiting SVP stack to prevent the requirement of any new drainage being required to the outside.

This was a straight forward kitchen renovation to remove all the exiting kitchen units and wall tiles and install a new kitchen and new tiles for the client with all plumbing and electrics work required.

The client chose the kitchen through one of my trade accounts and enjoyed my trade discount for the kitchen. A specialist company installed the granite surfaces and the tiling was completed once the kitchen was installed, leaving the client with a nice new kitchen just before Christmas.

Click to viewInternal Wall Removed, RSJ installed, Methley, Leeds

This project was to remove an existing wall between the current kitchen and dining room to this detached cottage in Methley. The existing kitchen units had to be removed and we had to make sure the oak panelling and timber joists to the dining room were also protected during the works.

The wall to be removed was a double skin wall, which was removed once all supports and sheeting/protection was in place. The floor boards were removed as required so we could prop the wall from solid ground either side of the wall to support the floor joists. Once the wall was removed the two RSJ beams were installed onto concrete pad stones to building control’s satisfaction and to the structural engineer’s guidelines. The beam was then bolted together to prevent any movement.

To finish the job we then plastered the beam in fire board along with carrying out all other plastering works required and making good to the floor threshold.

Click to viewGarden Excavation & New Steps Installed, Garforth, Leeds

This project required around 80 tonne of earth excavating from a garden that was on a raised level and to the rear of the property in order to create a larger garden area, with a new retaining wall being erected to retain the land after the excavations. A small stone retaining wall was removed at the start of the excavations, with the stone re-used to build the new retaining wall, mixed in with block work.

We had to dig our way into the rear garden by making a ramp to the side of the property which would enable the dumper to take the excavations away to be stored at the lower level for removal by grab wagon.

Once all the excavations were carried out we could erect the retaining wall and the steps to the corner, which provided access to the new raised area from the new patio area. The steps were made as wide as possible with the client only wanting the steps erected in block and back filled as he was to render the steps and install the pavers himself at a later stage when he did the patio works.

Click to viewKitchen & Bathroom Renovation, Beeston, Leeds

A property investor required the renovation of the bathroom and kitchen to a one bedroom property they had purchased as a buy to let. The kitchen renovation included a new kitchen to be installed with a new oven, hob, sink and taps. New tiling added to the splash back area up to the underside of the new wall units and new laminate flooring installed.

The bathroom was to have a new bathroom suite installed, with a new shower added to the bathroom. The bathroom was re-tiled and again new laminate flooring was installed to the bathroom. The pictures of the house before the renovation clearly show the desperate need for the renovations and the change in the house after the renovations was amazing.

Click to viewBathroom Rip Out & Renovation - Morley, Leeds

This bathroom renovation included ripping out the existing bathroom suite, along with two of the bathroom walls which were affected by damp problems and installing new stud walls and plastering and painting of these walls along.

The bathroom re-fit required a new bath, shower with shower pump, new wash basin and drawers, toilet, towel radiator, bath panel, glazed wall cabinet, new spot lights, extractor fan and new laminate flooring.

The project was completed in an 8 day period when the client was away on holiday as this was the only bathroom in the house.

Click to viewLintel & Window Replacement and Re-Roof. Bramley

This property was experiencing damp problems on the middle floors and top floors through water ingress through the badly eroded lintels and mullions as well as through parts of the roof.

We replaced all the lintels and mullions that were eroded on the middle and top floors of the property, as well as replacing the windows to match the Upvc windows on the ground floors, along with two windows to the side of the property. We also stripped the roof so we could insulate the roof and then install a breathable roofing membrane and new laths.

We then installed new slates to the roof, removing the coping stones and laying felt under the coping stones, along with new lead soakers to prevent any further water ingress through the roof. All existing lintels that were not replaced received a covering of sealant to prevent any further water ingress in years to come. All damp patches to the inside were also repaired and re-plastered leaving the client with a damp free environment to enjoy.

New Fence and Landscaping of Garden Area with New Decking - Ossett, Wakefield

This project was to remove a dry stone wall to one side of the garden and then remove the privet bushes to the other side of the garden and replace them with a new fence with concrete posts and gravel boards.

The garden area was also to be landscaped to level off the garden and take out the steep slope from top to bottom of the garden. A new decking area was also built to the top side of the garden and the garden area was fully turfed for the client to provide a new garden area for the family to be able to enjoy and use which they couldn’t with the garden in the state it was prior to the work being carried out.
